The 7 Moves.

In order. Calm hands win houses. Each move carries the warning that keeps the case — and your freedom — on your side.

MOVE 01

Freeze. Do not touch the door.

The instant you find them, your body wants to kick the door in. Don't. The law watches what you do next more than what they did. Breathe. You take the house back with paper and a badge, not your hands.

THIS IS VILLAIN III. Changing locks, removing their things, or cutting power is "self-help eviction" — illegal in every state. It can turn your victory into their lawsuit and their payday.
MOVE 02

Classify: trespasser or squatter?

Fresh entry, no belongings, no mail, no claim = trespasser, and police can often remove them today. Any sign of residency, or any document they wave, and officers may call it civil. Run Tool ① before you call anyone.

NEVER accept money. Even $20 "for the trouble" can create a landlord-tenant relationship and force you into full eviction. Not a dollar. Not once.
MOVE 03

Call the right authority — with proof in hand.

In most states you call the sheriff, not city police. Bring your deed or tax bill. Report it plainly. If they've committed a real crime — forged a lease, caused real damage, an outstanding warrant — say so; that's legitimate leverage.

The gun-trap myth. Planting a weapon, or filing a false report to get a felon squatter violated, is fabricating evidence and filing a false report — felonies that send you to prison, not them. If they genuinely broke the law, report the real thing. Never manufacture it.
MOVE 04

Serve written Notice to Vacate.

If police won't act, serve proper written notice per your state's rules (Tool ③ drafts it). This is the legal on-ramp — skipping it hands them a delay.

SPEED IS EVERYTHING. The longer they stay, the more "residency" they build. Move the day you find them.
MOVE 05

Use the fast-track if your state has one.

Since 2024, more than 20 states let an owner file a sworn affidavit and have the sheriff remove an unlawful occupant in 24–48 hours — bypassing months of court. Tool ② tells you if you're in one, and Tool ③ drafts the affidavit.

Match the criteria exactly. Fast-track laws usually exclude former tenants and family members. Swear falsely on the affidavit and it collapses — with penalties on you.
MOVE 06

If needed, file for eviction and get the writ.

No fast-track? File an unlawful detainer, win your hearing, get the writ of possession. Then — and only then — the sheriff removes them. Document everything in Tool ④ as you go.

Only the sheriff removes people. Not you, not a crew you hired. A physical removal you carry out yourself is an assault charge waiting to happen.
MOVE 07

Reclaim, repair, and never again.

Once possession is legally yours: change locks, document damages, pursue the fair-rental-value and damage claims your state now allows. Then harden the property so it never happens again — which is exactly where the income opportunity below begins.

TURN THE WOUND INTO A WALL. A hardened, monitored property is a squatter's worst target — and other owners will pay you to build them the same wall.

Prevention beats removal every time.

Removal is war. Prevention is a checklist. Do these on any empty home:

• Inspect vacant properties on a schedule — catch trespassers before they become "residents."
• Make it look lived-in: lights on timers, no piled mail, maintained yard.
• Hard security: solid locks, secured windows, cameras, fencing, "No Trespassing" signs.
• Recruit neighbors as your eyes; tell the sheriff the home is vacant for extra patrols.
• Watch for utility spikes on an "empty" home — a classic squatter tell.
• Never let anyone occupy without a real, signed lease.
